Hi,

Ergonomics. I find this last version of Expatperu "user unfriendly" and have hard time navigating through the forums. IMHO the previous versions of the forums were nicer in the sense the navigation ergonomics was for me much more simple and needed fewer steps.

On the contrary wouldn't it be a great social idea for NSE levels C and D who can't afford a down payment? Techo propio and Mi vivienda funds remain quite expensive for low incomes. For investors, of course it would be a highway to a bubble city.

It's an expected state of mind. Same logic works out for owners who want to sell their property (with of without mortages): unless they are on a hurry to get out of the market they will not lower their property price. This explains why real estate prices remain steady in most districts of Lima.

IMO you have to distinguish between long term (generally in PE) and short term rentals (in USD) and furnished/unfurnished. Tenants from outside (staying 1 year or so) don't really care if the sol is devaluating or not as they have USD in their pockets. Back in 2001 when 1 USD = S/. 3.25 rents in Mir...

The online version of Peru 21 http://www.peru21.pe has quite interesting editorials (Garrido, Mariategui, Trivelli, Acurio). If not I agree that RPP is a good source of news but has poor content.

Like in most countries I know it is very usual to ask in Lima letters from a renter's employer and/or ask for a "garante".

As pointed out by Sergio it is a good idea to go for a short term rental where generally none of this papers are asked.

As far as I know the bar closed around 2008 and never re-opened (legal issues). It had a tipycal old Lima atmosphere with a drinking room for men where ladies weren't alound to go in. It was a nice place.

IMHO renting in Lima is like renting in most places around the world; same rules apply (e.g. deposit, etc). From your post I deduce you are looking for short term rental (month to month). In that case you will probably have to pay more as short term rentals are more expensive. Good luck.

Is there at the present time a country doing well macroeconomically and socially? Europe? The Asian tigers? Latin America? North America (including Mexico)? Considering statistics Peru is still above regional indicators and has a low sovereign debt. What I perceive is less enthusiasm than some years...

People act like these so called amenities are free. They are not and many times they aren't a great deal. Everything extra a building has will increase the monthly maintenance. On one side it may save you some time, but on the other you will still be paying for it. The added amenity might help with...

It's the mining capital city/region of Chile (no other or little industry around). Have a friend there teaching at a local university. He told me that cost of living is higher than in Southern Chile (espcially regarding fresh food). You have direct flights to Lima from there.

You have Energym on Pardo block 3. It's a 2 level gym. No idea about charges. Also have a gym inside the Pardo Double Tree hotel (Pardo block 3 also); and finally another gym in another big hotel on Libertad street corner with Francisco de Paula (just behind calles de las Pizzas).
