Business on the 3rd floor

Hello all,

We plan to have business on the 3rd floor, but until now we cannot decide what kind of business that we can have on the 3rd floor. Maybe any ideas?

Area: 200 m2 (8 x 25)
6 blocks from main Avenue
in San Martin de Porres district
1st floor is Cochera
we live on 2nd floor

So far, ideas that we got were:

- renting room/mini departemento
- gym
- salon recepciones

my neighbor just refurbished his 3rd. floor into a night-club :(
every place has it's own spirit. you just need to tune into it.

When younger I used to go to a Pool Hall (Billiards) on a 3rd floor...
It had nice music (not loud) and drinks

I wonder if its still there...

In San Martin de Porres, the options are endless.

-buy cheap clothes at Gamarra and run a clothes shop;
-locutorio and internet cafe
- cheap menu restaurant (as you don't pay rent, you can sell menu for 3.50 soles)

marlia, not to fear-monger or downplay the enthusiasm here but just be careful about the possible extra loads to the building. Commercial occupancy will impose more loading to the structure than residential and could trigger failure unless anticipated in the design. That said, an office will add merely 10 psf of live load and may not be enough to cause alarm, so it's possibly your best bet safety-wise. On the other hand, floor vibrations from a pool bar, night-club, or a gym (!) will inconvenience you to say the least.
