What specific areas if Miraflores offer reasonable rental prices?
Looking to spend no more than 900 soles @ month.
Just need street specific areas/locations - happy to walk and talk with such info.

The only thing you can rent in Miraflores for 900 soles a month is a room.

The SAE club house has clean and affordable rooms for rent in Miraflores.

Just look at http://www.urbania.pe or http://www.adondevivir.com to get an idea about the rental prices in Lima.

If you want to rent a clean and decent enough unfurnished place for that kind of money then you can find those in Puenta Piedra, Villa El Salvador and San Juan de Lurigancho but those districts don't look like Beverly Hills.

In cities like Tarapoto, you can rent a brandnew 3 bed home from 700 soles a month.

I have seen advertised some 1 bedroom apartments - not rooms - for that price.
They are available - but are snapped up very quickly.

Just be carefull with those bargains. There are decent landlords but also landlords that advertise flats for a low price and rent it out (preferably to gringos) and then they come up with ridiculous bills for wáter and electricity rates of other 'invented' bills and charges.

And when you move out they deduct grossly inflated amounts from your deposit for repainting the flat or 'wear and tear' of things. Or they don't refund your deposit at all.

There's also the scam where people advertise a flat for a low price but they rent it out to as many people as posible. They collect the deposit and a months' rent in advance but on the date that you can move in, you aren't the only person showing up.
Off course, the ''landlord'' disappeared and don't bother to ring him because he won't answer this phone.

Generally, in this scam, the 'landlord' isn't the real landlord but the present tenant who's moving out or someone who rented the place (probably with a phony ID) with the intention of carrying out this scam.

So, if it's sounds too good to be true, then...it probably is.

Sure, there are cheap places that you can rent in Miraflores but then you can't expect a lot. It's might have the size of a broom cupboard or it will be a filthy cockroach ridden hole.

Or it has neighboors from hell who party every day throughout the night and put the volumen of their ''equipo'' at the máximum level and have dogs that bark all day.

The flat might be located opposite or above a parking lot so you will have to listen to all those car alarms all day and night.

You get what you pay for. Especially in a desirable area such as Miraflores. No landlord is going to rent out an apartment for S/. 900 a month if the market rate is S/. 3000. If they're charging excessively cheap rent for the area, expect there to be a reason such as chi chi suggests. :roll:

The closest to Miraflores, where you can get an decent flat in your price range is in San Miguel:

The advantage of San Miguel, is that Avenida La Marina runs through San Miguel and that's one of the best places to go shopping. It's also boasts the Plaza San Miguel Shopping Centre.

Yeah, San Miguel is a cheaper area that is still nice and relatively safe.

And like Chi Chi says, Plaza San Miguel and the area around it has stores, great restaurants, movie theaters, etc.

also, what's the deal with Miraflores? seems all the foreigners want to live there. if you're on a tight budget, i would look elsewhere. otherwise, you will be living in an upscale neighborhood living like a beggar.
every place has it's own spirit. you just need to tune into it.

I've read that Surquillo is a democratically priced barrio.
Perhaps the chap ought to look there.

Do you mean room, rather than apartment?? There are a lot of rooms available around S/. 900 a month, but for an apartment? No. I rent a room in Miraflores a block from the water, and pay +/- S/.1200 a month. Good people, good area, good room, good apartment - but you get what you pay for.

Look in the roommates forum, there are usually some great postings on there for rooms to rent - that's how I found mine! :-D

I have a friend who lives in a nice house in Miraflores with some good people with a room soon to be available to rent. How old are you? If I remember correctly from another thread, it's you and your girlfriend looking for a place, correct?

I talked to my friend in the house with the room for rent this morning. Sorry, but it’s a no go. The couple who own the house and rent out rooms are Christian. Though I'm told they're very nice people, they wouldn’t condone the whole unmarried couple shacking up, "living in sin" under their roof thing. I’m sure if you keep looking you’ll find your place. I couldn’t say. Having "shacked up” together in a past long-term relationship I’d personally say neither classic, common old garden variety, win/win living in sin, nor living in SIN, but not knowing the people who are renting the space personally I couldn’t really say how strongly they feel about it. Maybe to them it’s just living in sin, or maybe it’s LIVING IN SIN. I was just passing on info given to me by my friend in Lima who rents from them because I mentioned the possibility and shouldn't leave the OP hanging for a response. Even though I disagree with them, I respect their religious beliefs based on the notion of “their house, their rules."

To answer your question with all the seriousness it deserves, I’d instead say LIVING in sin, because if you’re going to accept how others describe how you live your life as being sinful, you might as well go all the way and do so with GUSTO!

That might just get you 40m2 on Av La Paz. These prices are more realistic.

For you information, when renting something in Peru then you have to negotiate the rental price. Nobody pays the advertised price. Landlords know that so they put a higher price on the add as they know that people will negotiate a lower price.

There is nothing here for S/ 800 a month. I am sure you would not make up stories. Can you let us have the contact details of the Departmento with Swimming pool in San Miguel. If it is left to long it will be snapped up.

San Miguel may be a good spot, if you can find rent as cheap as chi chi says exists for a place with a swimming pool, gym, and Internet café for S/. 800 per month. I'm sure if it's possible someone here will chime in with confirmation that that's what they're paying. I hear in Tarapoto you can negotiate a five bedroom villa with a large pool and guest house, servants and all utilities included, down to S/. 100 per month!

Then again San Miguel may not be the greatest spot for the OP. It's been said that "San Miguel" in Quechua means "place of reunion with "FRIENDS" who've stabbed you in the back and suggested you "toss your own salad."

I think you have to get a hearing aid.

Prices of real estate in Tarapoto have gone up a lot. It's even ridiculous what they now charge for run down house made of adobe with a corrugated steel roof.

And rent of comercial property are gone through the roof as well. Especially in downtown. You can almost find a cheaper place in San Isidro.

Not true. If you know how to negotiate you can find a modest but nice two bedroom, three bathroom complete with your own personal 7 year old hit man for just S/. 60 per month, utilities included. You won't find it in the papers or on the Internet which caters to the 4,000 and growing expat population, but if you ask around and know who's who you can find deals like that.

Walking at night in Avenida La Paz is akin walking by the Unter der Linden in Berlin....Still, S/. 800 a month in that area is overpriced.
