Hi I need ADVICE in Peru real estate market if a department is listed for $250,000.00 what do you think the lowest it would sell for?

Well what does it look like? Does it have bathroom(s) ? Square footage? Carpet? Location? etc etc

dez is probably correct, Peruvians are notorias for not dropping their prices even if the house/department has been for sale for 12 months or more. Also they rarely choose a price compatable for their own area, usually it is based on a better district.

need more info to give you a rough estimate. in many instances, stated prices are negotiable.
every place has it's own spirit. you just need to tune into it.

There is little reason to think real estate in Peru will appreciate in the next few years. The expectation is the opposite, actually. So don't rush into any purchase.

square meter 173 3 bedrooms 2.5 baths wooden floors that need to be reglued and refinished two bathrooms need work kitchen is in fair shape but they used cheap cabinets the 2 entrance doors need to be replaced lots of natural light good location a little bit of a busy street.

250k seems a fair price. but you should still negotiate. bring up the flaws about the house, and put a price on repairs.
*if you're paying cash, you would have more of chance to negotiate.
