Apartment near Barranco/Miraflores wanted

Greetings!
We are looking for a decent 1-2 bedroom flat, near MF or Barranco.
My wife is attending Cenfotur, in Barranca and the commute is killing her.
Anything in a 10-15 mile radius would be acceptable. $300-$400 range, preferable.
We appreciate any suggestions or a referral to another person or agency.

My wife and I have just spent the last couple of months looking at apartments and we found none even remotely close to that price for a 3br in Miraflores, San Isidro or Barranco.

San Juan de Miraflores, Chorillos and Villa El Salvador are next to Barranco and in those districts you will with a bit of luck find places to rent in the 300-400 range.

And what would a furnised appt. cost approximately?

3 bedroom in miraflores that is not totally old and gross, will run you minimum $750 a month and that would be if luck was on your side that day.

if you don't speak spanish and/or don't have locals to help you find/negotiate we're talking more like $1300 a month.

You can also try posting to the Expat mailing list. It's been around longer than the forum here, and there are a lot of people who use it that don't come to the forum regularly.

I posted there when I was looking for a house to rent, and very quickly found an excellent house for a very good price.

Actually as a foreigner, you are able to get a better rate. Many landlords (maybe most) prefer to rent out to gringo as they think that they will pay the rent on time and always will pay the rent.
Also gringos always live with few people in a flat. Whilst many Peruvians say they will live with 2 or 3 in the flat but at the end their whole family including grandparents and nephews, etc. will move in and they will live with 10 people in the flat and often treat the appartment badly.

If you can afford to pay 6 or 12 months the rent in advance then you can negotiate even a much better deal.

Some years ago, I went to see a flat in San Miguel. The advertised price was 800 soles in ElComercio. My gf went to see the flat in the morning but the owner didn't want to lower the price. A friend of her called the owner as well but the rate was 'no negociable' and he was asking proof of income and references.

I went to see the flat in the afternoon and negotiated it down to 600 soles a month and on top of that free water and electricity. I rented the flat.

I also went to see another flat in Magdalena Del Mar. The price was 650 soles a month. At the time I was there, some other people came to see the flat. But it appeared that the owner prefered to talk to me although I was dressed scruffy as I was helping someone with cleaning and painting her flat that day. And the other viewers were dressed nicely.
Still, I overheard her talking to the other viewers and she didn't want to lower a lot. Only by 20 or 30 soles maximum.
I negotiated to lower the rate to only 450 soles a month.

It was a small studio flat consisting of one big room with a kitchen in the corner and a separate bathroom.
The size was around 30 sqm.
...and more than 2 years ago so prices in Magdalena Del Mar are gone up a lot in the last 2 years.
