Anyone renting out apts via AIRBNB OR FLIPKEY?
Has it been profitable? Are they generating income?

Interested in buying apartment in Barranco.
Would like to be able to cover my cost (mortgage).

Have used both as well as many others over the past 10 years. In the old days a good apartment could do 25%-30% gross and pay itself off in 3 1/2-4 years. Nowadays gross is in the 9-12% range.

It depends on how you treat your guests.

If you provide your guests with a clean room, can make a nice breakfast for them and you can provide them with information about touristic sites, restaurants, bars and shops then you'll be succesfull.

Your success depend on the the comments that your previous guests leave on the website.
Good recommendations generate new and repeat customers.

Bad recommendations scare off people.

Treat your guests as you would want to be treated.
It is said - one happy customer will get you a few more, one dissatisfied will get you MANY more - but not customers.

My wife is a great host. She has a Event and Wedding Planning Business, which we plan to take to Peru.

We Plan to try to rent rooms, shared apts, don't plan to be there a lot, but will hire someone to greet the quest when not in Lima. Plan to spend most of my time in Pimentel.
Consider buying a place in Lima in the next 24 months. Still skeptical about the housing market.
Mmaybe things will pan out in 2 years after the election.
